1. Mutation Entry

Step-1       : Talathi logs inwith Login name and

password using registered digital signature

Step-2       : After successful  login, Talathimakes a mutation

entry as per required mutation request.

Step-3       : Deal is generated and Preview of 7/12 for mutation effects is   shown to Talathiwho confirms for desired effects

Step-4      If desired effects are proper, the mutation is saved in  the system

Step-5    If desired effects are not proper, then thetalathi is allowed to make necessary changes and the process is repeated till the desired effects are seen properly.

Step-6       : Next, Mutation Register Extract is generated by Talathi and the mutation data is digitally signed and also the Mutation Register PDF is digitally signed

Step-7       : Notice-IX is generated by talathi and served to all concerned parties and one copy on which signature of parties to whom notice is served is to be kept as part of office file

Step-8       : After mandatory period of 15 days (counted with respect to the party to whom notice is served last), Objection remark is explicitly entered by Talathi

Step-9       : If objection is received, then talathi gives such remark as “Received Objection” and the mutation is not available to the circle officer for certification till that time as objection is pending

Step-10    : If objection is not received, then talathi gives such remark as “Objection not received” and the mutation is  available to the circle officer for certification

If for any reason, Talathi finds out after saving mutation that the entry was incorrect even after saving the mutation. The re-entry option is provided in 2 cases case-1 : When Notice IX is not generated, Case-2 When Notice is generated 

Step-11    : When Notice IX is not issued : Talathi is allowed for re-entry option for entering the mutation once again using same mutation number and re-enter the mutation details till the preview seen is to his/her satisfaction as mentioned in Step-3

Step-12    : When Notice IX is issued : If for any reason, Circle Officer confirms in preview that the desired effects on 7/12 are not proper, then such mutations are allowed for re-entry by Talathi using same mutation number and re-enter the mutation details till the preview seen is to his/her satisfaction as mentioned in Step-3

  1. Mutation Certification

Step-1       : Circle Officer logs in with Login name and password

using digital signature

Step-2       : Circle officer selects a mutation for Certification

Step-3       : All facilities for confirmation of entered information like Mutation Entry, Notice IX, old 7/12, etc are to be seen and verified by Circle Officer

Step-4       : Now Circle Officer checks in preview that the desired effects appear after preview on 7/12

Step-5       : Circle Officer is provided 2 choices

  1. Preview seen is OK and desired effects appeared on previewed 7/12
  2. Preview seen is Not OK and desired effects did not appear on previewed  7/12

Step-6       : If the Preview seen is OK and the desired effects have appeared on previewed 7/12 then Circle Officer should Certify the mutation (or Reject as the case may be)

Step-7       : If the Preview seen is Not OK and the desired effects have not appeared on previewed 7/12 then such mutation is available for Talathi to re-enter using same mutation number as mentioned above in step-3 or step-4

Step-8       : Talathi logs in with Login name and password using digital signature

Step-9       : Talathi using same mutation number can re-enter        the mutation details till the preview seen is to his/her satisfaction as mentioned in Step-3 for mutation entry
